These Terms of Use govern your access to and use of https://emaarvilladubai.com(the "Site"), operated by Obaco Homes Real Estate LLC("we", "us", "our"), a real estate brokerage licensed in Dubai, United Arab Emirates, registered with the Real Estate Regulatory Agency under ORN 39478, with offices at The Citadel Tower, Office 706, Business Bay, Dubai, UAE. By using the Site you agree to these terms.

1. Independent marketing website — not Emaar

The Site is an independent marketing platform operated by Obaco Homes Real Estate LLC, a RERA-registered brokerage. The Site is not the official website of Emaar Properties PJSC and is not owned by, operated by, affiliated with, or endorsed by Emaar Properties or any of its subsidiaries. "Emaar", "The Oasis", "The Valley" and related project names, logos, renders and marketing materials are the property of Emaar Properties PJSC and/or their respective owners, and are referenced solely to identify and market the relevant developments in our capacity as a licensed brokerage. 2. Informational purposes only

All content on the Site — including prices, sizes, availability, payment plans, handover dates, renders and floor plans — is provided for general information, is indicative only, and does not constitute an offer, contract, or investment, legal or financial advice. Prices and availability are set by the developer, change without notice, and are subject to the developer's final sales documentation. You should verify all details independently before making any purchase decision.

3. No client relationship

Submitting an enquiry through the Site does not create a brokerage mandate or client relationship. Any engagement will be governed by the forms and agreements prescribed by Dubai Land Department and RERA.

4. Intellectual property

The Site's original design, text and branding (including the "Emaar Villa Dubai" site identity) belong to Obaco Homes Real Estate LLC. Third-party trademarks, project names and images remain the property of their respective owners. You may not reproduce, scrape or republish Site content without written permission, except for personal, non-commercial viewing.

5. Acceptable use

• Do not use the Site unlawfully, or to submit false or misleading enquiries.
• Do not attempt to interfere with the Site's operation or security.
• Do not use automated tools to harvest data from the Site.

6. Third-party links and services

The Site links to third-party platforms (including WhatsApp and social networks) and may use third-party services such as Google reCAPTCHA. Those services are governed by their own terms and privacy policies, which we do not control.

7. Limitation of liability

To the maximum extent permitted by law, Obaco Homes Real Estate LLC accepts no liability for any loss arising from reliance on Site content, from errors or omissions in project information supplied by developers or third parties, or from interruption or unavailability of the Site. Nothing in these terms excludes liability that cannot be excluded under UAE law.

8. Privacy

Personal data submitted through the Site is handled as described in our Privacy Policy.

9. Governing law

These terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. The courts of Dubai have exclusive jurisdiction over any dispute arising from the Site.

10. Changes

We may amend these Terms of Use at any time by posting the updated version on this page. Continued use of the Site constitutes acceptance of the amended terms.
